EEC was engaged to undertake a targeted soil and soil vapour assessment to determine the suitability for residential development. The assessment included the installation of soil bores and soil vapour bores. Due to the nature of the proposed development, access to soil and/or groundwater beneath the site is not considered to be an exposure pathway for occupants and therefore was not considered a risk to human health or the surrounding ecosystem.

The site was historically developed as a commercial / industrial enterprise prior to 1935 and used for vehicle repair and/or welding activities until the mid-2000s.

A previous PSI report had been undertaken and showed Potential Contaminating Activities (PCAs) because of its historical use being vehicle repair and welding.

EEC’s assessment included the installation of soil bores and soil vapour bores. The detailed environmental assessment outcomes and close relationship with the client and stakeholders allowed for a rapid permit approval for the proposed mixed use development project at the site.
